Seoul Homebuyers Sell Stocks, Crypto, and Property as Lending Curbs Tighten

As South Korea’s government tightens lending regulations to cool the housing market, a notable shift is emerging among Seoul homebuyers: many are selling financial assets, including stocks and cryptocurrencies, as well as existing real estate, to finance new purchases. According to an exclusive report by Maeil Business Newspaper, an analysis of home purchase financing plans submitted to the office of People Power Party lawmaker Kim Jong-yang reveals a significant increase in the use of asset sales to fund home acquisitions.

Asset Switching on the Rise

Data from South Korea’s Ministry of Land, Infrastructure and Transport, covering 17 cities and provinces, shows that from January through May, proceeds from sales of stocks, bonds, and cryptocurrencies accounted for 7.6% of home purchase funds used by individual buyers in Seoul. This is a sharp rise from 2.9% in 2021. Similarly, funds from gifts and inheritances increased to 6.4% from 3.8% over the same period. Proceeds from real estate sales remain the largest source, constituting 32.6% of purchase funds, while loans from financial institutions accounted for 22.7%, a share that has remained relatively stable in recent years.

The trend underscores the resilience of demand in Seoul’s housing market despite the government’s aggressive policy tightening. With lending curbs making it harder to secure mortgages, buyers are increasingly liquidating other assets to bridge the financing gap. The increase in asset sales also highlights the growing role of crypto and stock holdings in household wealth, particularly among younger buyers who may have accumulated these assets during recent market rallies.

As buyers turn to alternative funding sources, the effectiveness of loan-to-value (LTV) and debt-service-ratio (DSR) regulations could be undermined. This may prompt authorities to consider broader measures, such as tax policies on asset transfers or stricter scrutiny of funding sources. However, such steps could have unintended consequences, including reduced liquidity in financial markets or increased pressure on household balance sheets.
