A $9.1 Billion Lease, a 33.2% Slide
Riot Platforms (RIOT) committed 191 megawatts of capacity at its Rockdale, Texas campus to a single data center lease on August 10, and the market has spent the weeks since marking the shares down hard. The company’s announcement set the initial term at 20 years, running through June 2048, with estimated total revenue of $9.1 billion across that period. Two five-year extension options follow the initial term; exercising both would take the total contract value to roughly $16.1 billion. Neither figure is booked revenue, and the options are not committed sales. The announcement left a central question unanswered and gave no per-megawatt pricing, escalation terms or the counterparty’s industry. At $9.1 billion, the initial-term estimate dwarfs anything the segment has disclosed to date. When the agreement first surfaced in August, the shares rose in pre-market trading; the two months since have delivered the opposite.
The share price has moved away from the contract’s headline value. Closing prices show the stock at $21.62 on September 28 and $14.45 on October 28, a 33.2% decline measured close to close across that window rather than a calendar-month return. The comparison rests on closing prices, not on trading volume within the sessions in between. Megawatts are the base unit of data center capacity, the power a tenant can draw under the lease, which is how contracts like this are priced. Riot continues to operate its Bitcoin mining business in parallel and reports the data center operation as a separate segment, making this lease the defining commitment in that segment’s short history. The company has not said when lease revenue begins. Thursday’s session took the stock lower still, to $13.74, down 4.91% from the previous close. No updated balance-sheet figures have been published since June 30.
The gap between the contract’s projected value and the segment’s actual revenue is one place to look for the market’s verdict. The data center segment generated $23.21 million in second-quarter revenue, and because the 191MW agreement was signed after the quarter closed, none of its projected $9.1 billion appears in that figure. The revenue would arrive over two decades, not up front, and the extension value depends on options that may never be exercised.
